What is EsenarLiving RENTALS?

EsenarLiving Rentals is part of EsenarLiving Real Estate, which is a real estate agency located in Torremolinos. Sunil and Neha are in charge of the agency. Yes, we are a husband and wife team and happy to work together. Sunil owns several personal properties that he has been managing for more than ten years. These properties are diverse, including industrial warehouses, tourist apartments, and family homes. It was through his daily work in maintaining his assets that he became interested in creating a business focused on properties. So today, Sunil is focused on the real estate portfolio, while Neha is focused on vacation rentals.

We can say that human interaction is our strength. We like to provide premium customer service and satisfy their needs at all times. Of course, two people cannot do everything alone. So we have a great team of collaborators, including maintenance, cleaning, marketing, administration, accounting, and reception.

First Steps With Esenar Living Rentals

In order to work with a vacation home, it is a mandatory requirement to request the responsible declaration for homes for tourist purposes in the Junta de Andalucía: VFT. It is important that you know that they will ask you for the deed of the house and the first occupation license. If you do not have the latter, you can request it from the City Council in case they have it in their files and otherwise, then you will have to take care of it through us or any expert / architect.The cost is around 100 / 200 euros.

Once the VFT registration number has been requested, you will receive a provisional number that begins with: “CTC-” and with which we could start working. All rooms must have ventilation (either outside to the street or to the community patio). Windows in every room of the house. In the bathroom, if there is no window, you must have installed a ventilation system. A first aid kit must be left.

Our staff from the Floors Department will replace it as it is used by the client. We recommend those that are of the toiletry type (you cannot have medicines). The house must have WIFI. When we start working with a new owner, we need the apartment to be delivered fully furnished and with kitchenware. The beds must have: pillows (70 x 40), duvet and the decoration that each owner has. In case of choosing the PLUS RATE, we provide our own hotel bed linen (sheet bottom sheet, pillowcases and duvet covers), as well as towels.

We sign a collaboration contract between the two parties. For the PLUS RATE, our percentage is 30% + VAT (after deducting the commissions from the channels and/or agencies through which the reservations arrive). Our contract has no permanence. In case of termination, the owner only has to notify one month in advance.

We send a photographic inventory that will be attached to the contract.

We update the apartment with the posters and other informative details that are required for its opening. We use our own cleaning products and basic amenities so that the client, upon arrival, has a minimum of shampoo, soap bars or dishwashers, thus giving them time to make their purchases to stock up during their stay. We register the house in the police registry and we take care of sending the mandatory report to the authorities. Clients are charged a deposit on the day of arrival to cover any deterioration or damage caused by the guest. LIVINMÁLAGA also has civil liability insurance.

If there is a misuse of the facilities by the client, we take responsibility. If the property requires any type of maintenance due to normal use and/or the passage of time, such as painting, changing a faucet, repairing an appliance, changing a thermos, etc., the owner will be notified. The latter would assume the cost of said repair and would notify us if he prefers to take care of the repair or that we carry out the repair. We register the property in the different holiday portals: Booking.com, Expedia Group / Hotels.com, Airbnb, Tripadvisor Group, (Tripadvisor, Holidaylettings, Niumba), Spain-Holiday, VRBO, etc. Upon signing the contract, we request the home insurance information in case we have to report any incident. The LIVINMÁLAGA RENTALS staff will be in charge of assisting the experts, confirming appointments, facilitating access to the property for valuation and consequent repairs. Obviously, the owner will always be informed in advance.

The photographic report of the apartment consists of photos and a video that will be used to publish it on our website and on the rest of the platforms with which we collaborate.

This report is paid by ESENARLIVING RENTALS and uses it during the management. In our management, Home Staging is also included, adding prop details if necessary (food, flowers, etc.), and making sure that the photos meet the quality standards they deserve.
